SITED on AN EXISTING COMMERCIAL / RETAIL CEnter site, THIS RESIDENTIAL DEVELOPMENT OF 224 UNITS AND 356 PARKING STALLS AIMS TO MAKE USE OF THE under utilized space behind the center’s grocery store. ON THE HIGH POINT of a promontory, the site realizes expansive views in all directions, including ocean views to the west, and golf course views to the east. conceptualized to maximize these views, the building facade design at the south is ANGLED TOWARD SPECIFIC VIEWS WHICH MAXIMIZE THE TENANT’S USER EXPERIENCE. AT THE NORTH OF THE BUILDING, BAY WINDOWs are added at the exterior design which RELATE TO EXISTING RESIDENTIAL BUILDINGS TO THE NORTH, ALLOWING THE proposed BUILDING TO BETTER FIT ITS CONTEXT. TO FURTHER IMPROVE THE RESIDENT EXPERIENCE, 2 COURTYARDS HAVE BEEN DESIGNED, WHICH TOTAL ABOUT 12,870 SQUARE FEET. ONE COURTYARD, DIRECTLY ACCESSIBLE FROM THE LEASING AND INTERIOR CLUBROOM, PROVIDES ACTIVE USES INCLUDING POOL AND LOUNGING, WHILE THE SECONDARY COURTYARD IS MORE PASSIVE WITH OUTDOOR SEATING, BBQ AND DINING, AS WELL AS a YOGA AREA. THE PROPERTY ALSO includes a 1,700 SQUARE FITNESS AND about 1,800 SQUARE FEET OF INTERIOR LOUNGE AREA. THE PROJECT DESIGN not only makes use of an under utilized space behind a retail center, but also provides an experientially rich, well amenitized, and uniquely situated experience for its residents.
