The city's proximity to major transportation hubs, airports, and highways has attracted the business of several large corporations, including COCA COLA, FRITO LAY, BIG LOTS, MERCURY INSURANCE GROUP, SOUTHERN CALIFORNIA EDISION AND AMPHSTAR PHARMACEUTICALS.” (WIKIPEDIA). notable about the project site, is its curvilinear street frontage along red oak blvd. in order to accentuate this unique street layout, and maximize rentable area, the building massing took the shape of its curved frontage. additionally, at the corner of red oak st and spruce ave a stepping down of the building massing was achieved to connect the street level pedestrian visually to the project’s extensive upper level landscape amenity area. Furthermore, a pedestrian linkage to route 66 (one block north of the site) was created along spruce ave, with retail and commercial uses at the building’s ground floor. FINALLY, THE building’s exterior was designed with continuous balconies, which create a stepped terrace effect on the facade, while allowing the building’s residents to enjoy california’s temperate climate.
